The GetComfort Overheating Index

This index ranks London boroughs by how exposed their homes are to summer overheating. We run the same deterministic model our Home Cooling Checker uses across the real energy-performance data for four common home types in each borough, weighted by how many of each there are. It is a modelled comparison, not a measured temperature.

Each borough score is a weighted average across four tracked home types - top-floor flats, Victorian terraces, new-builds and loft conversions - not every home in the borough. Index computed 11 July 2026.

What is real, and what is modelled

The honest part of this index is being clear about its inputs. The scoring engine is real and deterministic; the property data is real; a few property-level factors we cannot know at borough scale are held constant so they never tilt the comparison between boroughs. Full detail is on our methodology page.

Real data
  • EPC-band distribution (property_intelligence + epc_certificates, per archetype per borough)
  • Modal construction era (same source)
  • Average daytime noise level, dB (property_intelligence.noise_day_db)
  • Archetype relative prevalence (real property counts among the 4 tracked archetypes)
  • Median floor area and annual heating cost (property_intelligence, per archetype per borough)
  • Conservation-area containment and near-listed-building proximity (planning.data.gov.uk + Historic England, spatially joined to property_intelligence.geom)
Held constant (disclosed)
  • Main aspect: held at east-facing for every property scored (neutral - neither the south/west solar-gain penalty nor the dual-aspect credit)
  • Ventilation: held at natural for every property scored
  • Single-aspect status, urban-heat-island exposure, occupant vulnerability: not modeled (left unset)
  • Rooms to cool: the archetype's documented typical value, not a per-property figure

Where a borough breakdown shows heritage context, the conservation-area figure is a genuine point-in-polygon result and the near-listed figure is a within-30-metres proximity signal - being near a listed building does not make a home listed.
