How this works

Each address is matched to its unique property reference number and read from the same property records the Home Cooling Checker uses: property type, age, EPC rating and fabric, floor area, heating, local noise and air quality, and planning activity nearby. Conservation-area and listed-building status come from planning.data.gov.uk.

Both homes then run through the GetComfort cooling engine. If you do not know which way the main rooms face, the score is shown as a range across all four directions rather than a guess. Days above 30°C and nights above 20°C come from the Met Office UKCP18 projections for each home's own council area, for the 2001 to 2020 climate and a world 2.5°C warmer than pre-industrial.

Nothing you enter is stored. Records can be incomplete; anything we had to assume is listed under the comparison.

Questions people ask

How can I tell if a flat will be hot in summer before I buy or rent?

Top floors, south or west-facing main rooms, windows on one side only and dense city surroundings are the biggest warning signs. This tool scores two addresses side by side from their records.

Where does the data come from?

Public property records including EPCs, planning.data.gov.uk heritage data and Met Office climate projections, run through the same engine as the Home Cooling Checker.

Is my search saved?

No. The comparison is worked out when you ask for it and nothing you enter is stored.
